“Renovation” means three different projects, and quotes are only comparable within a tier:

Note the shape of the table: a 1BHK is not half a 2BHK. Kitchens and bathrooms are where renovation money goes, and a 1BHK has nearly as much kitchen-and-bathroom as a 2BHK — so per-sqft rates rise as flats shrink. South Mumbai, Bandra and Juhu societies run 25–35% above Borivali/Mulund/Thane rates on identical scope — the same labour travels further, parks nowhere, and works shorter permitted hours.
Mumbai has a huge stock of pre-1990 buildings — cess/pagdi buildings, old MHADA colonies, and early co-op societies. Renovating in these adds real line items: surface-to-concealed wiring conversion (old walls resist chasing), shared plumbing stacks that limit how far bathrooms can move, mandatory extra waterproofing on external walls that have weathered 40+ monsoons, and structural caution — some old buildings are load-bearing, where removing any wall is a structural act. Budget 10–20% above the tables for buildings older than ~35 years, and involve a structural engineer before touching any wall you did not build.
Indoor trades run year-round; the wet trades do not. In Mumbai specifically, societies often bar debris movement during heavy rain weeks, and external-wall work (grills, windows, ledge waterproofing) is impossible mid-monsoon. Yes — get the society NOC in writing before any work starts. Typical conditions: a refundable deposit (₹10,000–1 lakh depending on society and scope), registered contractor and worker details, permitted working hours (commonly 9–10 am to 6–7 pm, no Sundays/holidays), debris rules, and lift-usage restrictions for materials. Purely internal, non-structural renovation generally needs only the society NOC; anything touching structure, external walls, or flat layout/merging needs municipal approval — confirm with an architect before committing.
Columns, beams, and any load-bearing element — cutting or chasing them is a structural act that endangers the whole building and violates every society bye-law. Also treat with caution: moving bathrooms or kitchens off their plumbing stacks (sunken-slab and stack positions limit how far wet areas can move), and deep slab chipping for flooring (overlay where possible). When in doubt, a structural engineer's one-visit opinion costs a few thousand rupees; a wrong cut costs the building.
