35–60 days from design freeze to handover for a standard package: 21–28 days of factory manufacturing for modular units (kitchen, wardrobe) after design approval, run in parallel with on-site ceiling, electrical and painting, then 1–2 weeks of installation and finishing. Site logistics — lift slots, society working hours, material delivery windows — are the usual source of the extra week.
Before, if at all possible. Civil-adjacent work (ceiling chasing, electrical points, bathroom upgrades, tiling) in an occupied 1BHK is disproportionately painful — there is no second room to retreat to.
