Every “flat renovation cost in Pune” page on the internet is written by someone who wants to renovate your flat. This one is not. Below: 2026 costs by scope tier and flat size, built from the same rate database as our bathroom, painting, false-ceiling and waterproofing calculators — plus the Pune-specific layer nobody publishes: society NOC mechanics, debris economics, old-building premiums, and what the monsoon does to your schedule.
“Renovation” means three different projects, and quotes are only comparable within a tier:

Note the shape of the table: a 1BHK is not half a 2BHK. Kitchens and bathrooms are where renovation money goes, and a 1BHK has nearly as much kitchen-and-bathroom as a 2BHK — so per-sqft rates rise as flats shrink. Pune's old-city stock — Sadashiv Peth, Narayan Peth, Rasta Peth wadas and early apartment blocks — behaves differently from its post-2000 townships. Old-core renovations add surface-to-concealed wiring conversion, plumbing stacks that constrain bathroom layouts, and load-bearing walls where removal is a structural decision, not a design one. In the newer IT-corridor townships (Hinjawadi, Wagholi, Kharadi), the constraint flips: society rules are stricter and more professionally enforced — expect formal NOC processes, contractor ID registration, and tighter working-hour enforcement. Budget 10–15% above the tables for pre-1990 old-city buildings.
Indoor trades run year-round; the wet trades do not. Pune's monsoon is gentler than Mumbai's, but July–September still rules out external-wall work and slows tile-adhesive and waterproofing cure times. Two hard rules: never tile or waterproof over a damp substrate, and if the renovation was triggered by seepage, fix the source first and let the wall dry 2–4 weeks — the full sequence is in our seepage repair cost guide. Depends on scope, not just size. In Pune 2026: a refresh (full repaint, minor repairs, fixture swaps) runs ₹2–4 L; a mid-scope renovation (both bathrooms redone, kitchen updated, full paint, some false ceiling) runs ₹8–14 L; a full gut renovation (all-new plumbing and wiring, full retiling, new kitchen, everything replaced) runs ₹12–20 L. For a 450–600 sqft carpet 1BHK in Pune: refresh ₹1.2–2.5 L, mid-scope ₹4.5–8 L, full gut ₹7–12 L. A 1BHK is not simply half a 2BHK — the kitchen and bathroom are the expensive rooms and a 1BHK has almost as much of them as a 2BHK, which is why per-sqft renovation rates rise as flats get smaller.
Yes — get the society NOC in writing before any work starts. Typical conditions: a refundable deposit (₹10,000–50,000 depending on society and scope), registered contractor and worker details, permitted working hours (commonly 9–10 am to 6–7 pm, no Sundays/holidays), debris rules, and lift-usage restrictions for materials. Purely internal, non-structural renovation generally needs only the society NOC; anything touching structure, external walls, or flat layout/merging needs municipal approval — confirm with an architect before committing.
Columns, beams, and any load-bearing element — cutting or chasing them is a structural act that endangers the whole building and violates every society bye-law. Also treat with caution: moving bathrooms or kitchens off their plumbing stacks (sunken-slab and stack positions limit how far wet areas can move), and deep slab chipping for flooring (overlay where possible). When in doubt, a structural engineer's one-visit opinion costs a few thousand rupees; a wrong cut costs the building.
Indoor work, yes — carpentry, painting of internal walls (if walls are dry), electrical and modular installation all proceed. What waits: external-wall work, ledge/window waterproofing, and anything needing dry cure times.
