What does a complete 2BHK cost in Mumbai in 2026 — construction plus interiors?

For a 1,000 sqft standard-quality self-build in the western or central suburbs, construction runs ₹19–21 lakh (₹1,900–2,100/sqft) and a standard 2BHK interior package adds ₹8–15 lakh — roughly ₹27–36 lakh end to end, excluding plot cost, stamp duty on the plot and approval fees. South Mumbai construction rates are 15–20% higher; Navi Mumbai and Vasai-Virar are 10–20% lower.

How much is stamp duty in Mumbai in 2026?

6% for male buyers and 5% for female buyers (both include the 1% Metro Cess that applies within Mumbai), plus 1% registration fee capped at ₹30,000. Joint husband-wife registration gets the female rate. Verify current rates at the Maharashtra IGR portal before registration.

Is renovating an old Mumbai flat cheaper than buying interiors for a new one?

Not necessarily. A mid-scope 2BHK renovation runs ₹9–16 lakh — comparable to a standard new-flat interior package (₹8–15 lakh) — because renovation adds demolition, debris disposal charges, society NOC costs and plumbing/electrical rework that new flats don't need. Old buildings with concealed wiring or plumbing changes trend to the top of the range.

My society is going for redevelopment — what should I check first?

Three things before anything else: which DCPR 2034 regulation the proposal uses (33(7), 33(7A), 33(9) etc. — each has different FSI and entitlement math), the corpus and rent-during-construction terms in writing, and the developer's margin.
