A damp patch on the wall or ceiling has one appearance and five possible causes — and the repair bill ranges from ₹3,500 for a plumbing joint to ₹2 lakh+ for a terrace re-waterproofing, depending on which one it is. Most money wasted on seepage in India is wasted the same way: treating the stain (repainting, “damp-proof” paint, a coat of cement slurry inside) instead of the source.
This guide does it in the right order: identify the source from the pattern of the damp, then price the correct fix at current 2026 rates, then price the cosmetic repair that comes after the wall has dried.

Get this step right before calling anyone. A contractor who quotes a fix without first identifying the source is quoting to treat the stain — and the stain always comes back.

Quoting a full tile-breaking bathroom redo (₹35,000–80,000) when joint injection (₹8,000–25,000) would have worked. Failed tile joints and the floor-wall junction cause the majority of bathroom-origin seepage, and both are fixable by injection without demolition. A fair contractor tests the cheap fix first and puts a re-visit clause in writing; one who opens with “tiles will have to go” before any joint test deserves a second opinion.
The cosmetic repair is the easy part, and the part everyone rushes. The wall must dry for 2–4 weeks after the source is fixed — longer for thick external walls at the end of monsoon — before any putty touches it. Painting over residual moisture is how a ₹12,000 repaint peels in two months.

Seepage bills grow non-linearly with time. In the first monsoon, you have a stain. By the second, putty and paint are peeling and the repaint bill has arrived. By the third, water has usually found the electrical conduits (junction boxes in a damp wall are a genuine shock hazard), corroded slab reinforcement begins spalling concrete off the ceiling, and the “cosmetic issue” is structural repair. The interior damage bill alone for a room left leaking across seasons runs ₹15,000–60,000 — frequently more than the source fix would have cost in year one.
The principle followed under co-operative society bye-laws (including the model bye-laws adopted by most Maharashtra societies) is source-based: leakage originating inside a member's flat — bathroom waterproofing, internal plumbing — is that owner's repair to fund, even though the damage appears in the ceiling below; leakage from structure and common areas — terrace, external walls, common plumbing stacks — is the society's, paid from its repair fund. The practical sequence: document with dated photos, write to the society (email, not verbal), request a joint inspection to establish the source, and only then discuss who funds what. Adopted bye-laws vary, so check your society's registered copy — and if the upstairs neighbour stonewalls, the society has the authority to direct the repair.

Indoor fixes, yes — plumbing repairs and bathroom joint injection are all-weather work, and monsoon is actually the best time to diagnose because active seepage shows the water path. Exterior coatings, terrace waterproofing and repainting need dry surfaces, so they wait for October–February. Never repaint a wall with an active source.

Because paint is decoration, not waterproofing. With an active moisture source, vapour pushes through and lifts putty and paint from behind — no “damp-proof” paint survives it for long. Fix the source, let the wall dry 2–4 weeks, scrape to sound plaster, then putty (₹10–16/sqft), primer, and two coats of emulsion (₹12–20/sqft). Repainting first is paying twice.
