The boundary wall is the classic “extra” — excluded from every construction quote (including the assumptions in our G+1 guide and Construction Cost Calculator), then priced in a hurry at the end of the project. This guide prices it properly: per running foot for the two mainstream systems, whole-plot perimeter math, and the below-ground decisions that determine whether the wall stands straight in year ten.

Add the gate: basic MS single gate ₹15,000–35,000, double/main gates ₹30,000–80,000. On a shared boundary, the neighbour convention is a half-share of the common stretch — agree it (and the wall's centreline position) in writing before the trench is dug.
A conventional 5–6 ft brick or concrete-block wall with RCC columns every 8–10 ft, proper foundation, plaster and paint costs ₹450–900 per running foot in 2026 — bottom of band for block walls in Tier-2/3 markets, top for brick walls with finished faces in metros. A precast concrete panel wall (RCC posts + slotted panels) installs at ₹220–450/rft. Height, foundation depth, soil type and finish level drive most of the spread.
A 30x40 plot has a 140 ft perimeter; less a 12–15 ft gate opening, about 125–128 ft of wall. Conventional brick/block: ₹56,000–1.15 lakh. Precast panels: ₹28,000–58,000. Add the gate: a basic MS single gate ₹15,000–35,000, larger or designed gates more. A 40x60 plot (200 ft perimeter, ~185 ft of wall) runs ₹83,000–1.67 lakh conventional or ₹41,000–83,000 precast.
For plot demarcation and basic security, yes — at roughly half the cost and a tenth of the time (a 150 ft precast wall goes up in 1–2 days). Trade-offs: standard panels top out around 6–7 ft, appearance is utilitarian unless painted, individual panels can be lifted out by determined intruders unless grouted, and you cannot hang gates or heavy fixtures off panels — gate posts still need conventional footings. For a house compound wall that will carry a gate, lighting and possibly a topper, conventional is usually worth the premium; for large plots, farms and site enclosure, precast wins.
The wall's life is decided below ground. Normal soils: 2–3 ft deep trench footing with a PCC bed and column footings for the RCC columns. Black-cotton (expansive) soil: deeper footings (3.5–5 ft) or under-reamed piles under columns — this alone can add ₹100–250/rft, and skipping it is why so many compound walls in central India lean and crack within five years. On slopes, the wall steps with the ground and retaining sections (holding back earth) are a different structure at a different price — never build a plain boundary wall to retain soil.
MS gates: basic single gate ₹15,000–35,000; double/main gates ₹30,000–80,000; designer or automated sliding gates well beyond. Toppers on the wall: concertina coil ₹40–90/rft fitted, 2 ft MS grill ₹150–350/rft, both requiring the wall's top beam to anchor into. If a topper is planned, tell the contractor before casting the coping — retrofitting anchors into a finished coping is messy and weak.
Commonly yes — most development control rules treat compound walls as regulated construction with height caps (often 4–6 ft solid, higher only with open/grill upper portions, and lower limits near road junctions for sight lines). On plot boundaries, the wall's centreline vs your-side placement is a classic neighbour dispute; get the plot demarcated by a licensed surveyor before the foundation trench, not after. Check your local municipal/panchayat rules — a wall built over the setback or height limit is the cheapest thing an authority ever demolishes.
